I had deleted my review because I do not want to have any association with this company, but I've received advice to resubmit it: Rented a house from Rent Portland Homes Darla Andrew's Office from May 2023 - May 2024 in Aloha. The home and the area is nice. The neighbors were great. Rent Portland Homes is a great incentive to buy. Prior to move out, I called to schedule a walk through and was informed by their staff that they do not perform a move out walk through. My lease contract states that I need to call to schedule a move out walk through. Prior to move out, I patched 20 drywall anchor holes for curtains throughout the house. I did anticipate some charges for the patches to be sanded and painted. My partner and I did extensive cleaning ourselves, and we also hired a professional cleaning company to do a move out clean for $620. I received a call to detail the charges I would be receiving against my security deposit, I was informed I would be charged $450 due to a small amount of grease found under the stove top burners, and the garage needed to be swept. I disputed the amount, and was told that when the cleaning company finds any dirt in a room, they then clean the entire room. I disputed this as being neither fair nor reasonable. At this point the staff member insisted we move to email communication only. They also attempted to charge me for the lawn being overgrown and I had to remind them that a landscaping company we did not hire had been coming every two weeks since we moved in. I later received an email stating that the cleaning company had accidentally charged for a full cleaning. I received a callback that I would not be charged for the landscaping. I was not informed about the repair charges until I received the disposition in the mail along with the check. Questionable, non-timestamped pictures were used to levy move out charges against the security deposit. Outright refusal to provide original and unaltered files for review. Renters will require their own video(s) of every square inch of the rental, including windows, blinds, inside drawers, inside cabinets, and inside appliances to demonstrate functionality and cleanliness at both move in and move out. I would recommend also taking video of the outside and surrounding property to be safe. Repairs are billed through Pumpkin Ridge Home Repairs, which is registered to Darla Andrew. The repair company charges more than double the average hourly rate for a licensed and insured handyman in Portland. They will also charge the cost of a full blind replacement due to a broken slat. Cleaning is invoiced through a questionable cleaning company. Invoice had no business license # and no contact information other than an address. I went to the address and the two people there stated they were not familiar with said cleaning company. It is also a home that Rent Portland Homes leases, and according to the office, it is the personal home of Darla Andrew. Rent Portland Homes also divulged personal medical information of the individual I spoke with as a means to discredit them. The receptionist I spoke with in the office was pleasant, although appeared nervous. I was informed of additional photos of the inside of the oven that justified the cleaning charges that was neither referenced nor provided to me, nor was I shown these images during my visit. I have lived all over the country and I have rented from multiple rental companies. More often than not, I have had a pleasant move out experience. This may be the first time I have been directly lied to and blatantly overcharged for minor repairs. Pay attention to the Yelp reviews and the lower star google reviews. My experience suggests there is a lot of validity to the other complaints.

Mostly average rental agency. Sometimes quick to respond and resolve issues, other times weeks/months. Deducted a star for move out experience, communication on processes and policies could be greatly improved.

editing my review in response to RPH's comment (previously blank): Sure -- I'll fill in some of the details that have been left out. 1) The rental home was without heat for ten days in the month of February. It took four days for the vendor to arrive, and another six for the issue to be fixed. The delay between the diagnosis and fix is understandable to a degree - the inclement weather delayed the part needed to fix the furnace, however a four day response time to diagnose a gas-leaking furnace in February is unacceptable and the coordination of the vendor lies on your office. 2) We are very grateful to Jessy for driving out in the weather to deliver the heaters -- however you are required by law to provide a suitable living environment (heat in the winter) to your tenants, and are not entitled to kudos as a management company for not allowing your tenants to freeze in a snowstorm. 3) We are very grateful to you and the owner for allowing us to move out of a home that had three separate gas leaks over an 8 month period requiring multiple heat & hot water shut offs. 4) My apologies, this was very helpful in the midst of an otherwise terrible situation and credit where credit is due, I am amending my review from one to two stars. Regarding the TV mounts -- I am unsure if this is a simple mistake or an attempt to misconstrue the events that transpired. The TV mounts were present when we moved into the property, we removed them and left them off. Regardless of the TV mount status, by and large the amount taken from our deposit was from cleaning fees charged rather than maintenance from the wall mount or otherwise. Given that every property management company hires cleaners after tenants move out (regardless of how well the property is cleaned prior to move-out), it's generally an expected loss on the deposit. We recieved $2,774.29 of our 3,500 deposit back, with approximately 500-700 of that spent on cleaning fees. So overall we did quite well with our deposit and I do not have any concerns about retaining it in the future.

Before renting with this company,make sure everything works good,because once you rent with them, if you asked something to get it fix they say it’s not the owners responsibility you have to check with them every little detail after renting the place.

I am a tenant at one of their properties. Being that it's an old house, we have had a handful of different issues since moving in. Not a single one of them has been resolved. Each time that we reach out, we get an attitude from the company and then they play telephone with all of their handymen. When someone finally comes out, they are always unprepared and seem to have no idea what the issue was. The communication within this company is frustrating from the outside and i'm sure even worse on the inside. We had a major plumbing issue and they sent two guys out who then proceeded to laugh and make jokes in the basement for hours before telling us they were unable to do anything that day. They had to call a plumber. (shouldn't a plumber have been sent out to begin with?) We recently had something else break and they came to "fix" it but it's still falling apart. Every single thing we have had an issue with is still an issue. As a tenant i do not recommend renting through this company.

Our recent experience at Rent Portland Homes Darla Andrew's Office has been so poor. It has now been over a week that we do not have a working dryer or washer and the management team simply tells you that they have 31 days to remedy the issue!

Extremely Poor Maintenance & Communication: Our recent experience at Rent Portland Homes Darla Andrew's Office has been so frustrating that I feel compelled to warn prospective residents. If you value timely maintenance, clear communication, or simply working appliances, think twice before moving in to the properties that the Rent Portland Homes Darla Andrew's Office manages. Why? It has now been over a week without a dryer or washer, and the laundry is piling up. What’s worse than a broken appliance? A management team that hides behind a 31-day legal window instead of showing basic courtesy and urgency.

Attempted to arrange to view a rental property with them. After scheduling a tour, they cancelled the day of and informed us that someone else had already rented the house even though the official application period hadn't yet opened. When asked why this had happened, as it is a violation of Portland's rental application and screening requirements, they changed their story completely.

I would not recommend renting with this company, They use your deposit for items that the rental company is supposed to be covering like wear and tear. Very unprofessional to work with.

Alert! Alert! Alert! Absolutely worst property management. Please don’t go with the reviews as we learned it in the hard way. They won’t help you if you have a bad tenancy. We were one of the victims of precise property management lawsuit and fraud. At the same time Our tenants also stopped paying due to some other issues. We started searching for other PMs. Then we selected RPH from Darla Andrew’s office. Initially they talked nicely as they will take care of everything and take the needed actions. They started communicating with the tenants. They also asked us to keep a $300 as maintenance reserve. However when they found out the tenants are stubborn, they stopped doing anything such find any rental assistance for the tenants, or evict them etc. But they keep deducting their management fee every month out of that maintenance reserve even though the tenants are not paying the rents. When we asked them repeatedly that what’s being done about past dues, all on a sudden we got call from the owner and she mentioned that they have terminated our agreement without giving us any prior notice and they will not manage our property moving forward. BTW at that time all the maintenance reserve has been depleted due to management fees payments. So overall they took over the property, got their management fees and did nothing regarding the bad tenancy and left. Then We literally begged to give us few more days to find another pm. After several requests they just gave us 7-10 days and we had to find a pm and luckily we found Holland properties who not only evicted the tenants but also found rental assistance which cleared all the past dues.
