We rented a house for our daughter from Rent Portland Homes, Darla Andrews office from October 2023-October 2024. When she initially moved in we asked if someone was going to come clean, patch holes and touch up paint. We were told it was already cleaned and no one would be coming to do anything else. During the year she had horrible ant issue. Again ,we were left to handle it on our own. When moving out we hired a professional carpet cleaner and 2 professional house cleaners and left the house in much better condition then when she moved in. We patched all nail holes and touch up painted. We recently received our deposit back minus $485 for cleaning. I have no words to how completely ridiculous this charge is. I contacted Darla and was told to email her with my concerns. I received an email back from another person, someone who must work for her, trying to justify this charge. I am writing this review to warn people DO NOT RENT FROM THIS GROUP, THEY ARE CROOKS. I have never written a negative review before but do this because renters need to be warned, I wish I would have read the reviews before renting from them!

I decided to work with Rent Portland Homes to rent out my property, but unfortunately, my experience was disappointing. While they did show the property to prospective tenants, their overall effort to rent it was minimal at best. Despite having multiple showings, I felt the team lacked the initiative to actively market the property or follow up with leads effectively. There was little communication about what was being done to attract tenants, and when I did hear back, it often felt like they weren’t making the effort needed to secure a renter. I was left with the impression that once the showings were scheduled, their job was essentially done. The lack of urgency and follow-through throughout the process was frustrating. It seemed as though Rent Portland Homes was not truly invested in helping me rent my property, which led to a prolonged vacancy and missed opportunities. If you're looking for a property management company that will put in the necessary effort to rent your property quickly and efficiently, I would not recommend Rent Portland Homes. Their minimal effort and lack of proactive communication ultimately led to an unsuccessful experience.

As a homeowner with Rent Portland Homes for the past three years, I expected professionalism and integrity, but my recent experience has been incredibly disappointing. I asked about a referral bonus for recommending family and friends, and they assured me there was one—a $250 bonus plus 1% of the rental income. I trusted their word and referred two people to them. However, as soon as my referrals signed up, they completely backtracked, claiming they could no longer honor the referral because Darla "didn’t realize I wasn’t an agent." This was after multiple emails confirming the referral arrangement, which Darla strung along until the company secured 50% of the first month’s rent from my referrals. After that, I was told they had “plenty of homes being rented” and didn’t need mine or any referrals. To make matters worse, Darla was consistently condescending and rude. When I mentioned I’d leave a review on Yelp and Google, she brushed it off, saying “No one uses Yelp” and claimed her Google rating was 4.7 stars. When I looked it up, it was far from that rating. She then pivoted, saying they had multiple Google pages and websites—another excuse to deflect from the truth. If you're considering using Rent Portland Homes, please take a look at their Google and Yelp reviews. You’ll see a pattern of complaints describing their team as snarky, rude, and dismissive. Rent Portland Homes has shown itself to be an unreliable and unprofessional company that deceives its clients for profit. Homeowners deserve respect and honesty, which you won’t find here. I strongly advise anyone considering this company to look elsewhere. Darla and her team cannot be trusted and clearly have no respect for their clients.

Their lease violation policy is ridiculous, draconian, and cruel. They refused to reschedule a follow-up inspection for a lease violation. Work schedules and an elderly roommate's bad back made it difficult to remedy the violation within their two week timeframe, although we think we were able to complete some of the actions they said we needed to complete. Said elderly roommate is now in pain and discomfort. I hope Management considers relaxing their policies. I would not recommend any prospective renter to rent a house from this company. In fact, my recommendation would be to stay far, far away from any property managed by them. *Edit* After leaving my review, a representative of the company responded, stating the following, "Being that you are refusing or asking to reschedule said inspection the resounding assumption would be that the violation has not been rectified." I did not refuse the inspection. Furthermore, I stated that I and the other tenants would try to finish remedying the violation tonight (8/22/24). Our follow-up inspection was scheduled for tomorrow (8/23/24). Yet, RPH has now issued us a second violation and moved the follow-up inspection to 9/6/24. So, RPH has decided to issue a lease violation based on an assumption instead of an actual inspection. I think prospective renters should ask themselves if this is the kind of company they want to rent from.

We've been without AC for five days now. This is a time when Portland has been hit with heatwaves, It's 94° outside right now. RPH has done nothing to fix our issue. They are telling me our unit is brand new and builder insurance should fix it not them. But that's not an answer for me and my 3 years old. I would not recommend renting from this company. They don't care about their tenants, just their money. Update: Took RPH 11 days, 7 calls calls and 5 voice messages to send HVAC technician over. But they were quick to cover my bad review by fake, 1-reviewers though. Tells you what you need to know about these folk. Update (07/25/2024): I'm taking Darla Andrews and her band of charlatans to court. I moved out their property July 1st, Sent a notice 30 days prior, paid my last month's rent, made sure every thing is in order. Left nothing behind. 25 days later they are telling me not only they not gonna give my $2700 deposit back, they believe they are owned $2000 So RPH thinks some carpet cleaning and paint touch ups cost $4700. Let's see if judge agrees.

Highly recommend NOT renting any of their properties. They were always a nightmare to try to get ahold of, no one is ever on the same page, maintenance requests take forever, they will take 90% of your deposit for basic tenant turnover work, and the list goes on! For example, they charged us $400 bucks for “landscaping” when in reality the yard was completely dirt upon moving in. Good luck!

BEWARE! These people will make you regret dealing with them. This experience only proved to not rent and gave us the push to buy our own home. Honestly I believe the owner of my unit at the Quintet (6625 W Burnside Rd) is to blame mostly but RPH chose to work with him and both are an issue. Ongoing issues whether it's the the unit or the complex it's in. First move in unit had bad electrical outlets all around so dealt with that myself. (Apparently no one ever noticed prior to move in) Vehicle was stolen and my partners broken into (not counting the countless other vehicle thefts and vandalisms in the complex), very bad security issue that isn't being dealt with, took 4 months to fix hole in bathroom ceiling and wall from unit above flooding into ours, very old carpet and paint job (others agreed), having to miss work because of lack of communication with scheduling maintenance and most recently unit flooded and my partner and I got up all of the water. No one came by till the 4th day. By then we fixed the issue. We just got fans. We could have done that but we already took care of the main issue. They were more concerned with if the hoa or owner will pay for the burst pipe in our unit. Not even a thanks but want to keep increasing rent . Some nerve. Overall very mixed feelings because this place could be nice and looks like it outside looking in but there is too much lack of responsibility and no concern for dealing with the issues from both the owner and hoa. It's ridiculous and wouldn't recommend unless you don't own a car and don't really care about your well being. More recently..... Upon us moving out and purchasing a home we ran into an issue with the city which delayed our move since late February. It was completely out of our control. RPH promised to work with us in exchange for a good review in March only to turn around a month later (unfortunately the city issue wasn't resolved yet) and told us we had 2 weeks to be out. No regard to anything like they promised. Basically trying to put us on the street. Fortunately for us Portland finally resolved things and we were able to move in 5 days before having to be out. We sent in a $375 clean up receipt after all the issues we had to deal with and they still charged us $265 more. They will argue that it was filthy disregarding how I asked for a cleaning upon moving in March 2022. They said no it's rented "AS IS". RPH Darla Andrews Office asks you to urgently sign the lease with only 24 hours to decide, and then once you pay them a deposit, first months rent, and a move-in fee, they make it almost impossible to get your move-in information, keys, move-in date, they don't even coordinate with the building for your move in date, they leave you to work through the process of trying to find someone to help and then they help when you bother them enough. The virtual tour of the apartment was also deceptive, as we found very obvious mold/mildew on the ceiling of the bathroom but this was somehow missed in the professional inspectors initial report (sidenote, they only give 3 days to reply to the report with any contending info) The walls also have a mystery dripping sticky substance, interesting that this was missed too as it's the first thing your eyes hit when you walk in to the place. For such an expensive property I would think they would have higher standards, but this is obviously a problem from the top down as Darla seems bothered to help her clients, too. This move-in experience is the most stressful I've ever had and would recommend you go elsewhere before deciding to go down the road of communicating with 7 different people who have no idea what's going on with your situation. It's obvious I'm frustrated, but a new home or experience shouldn't feel this way. It's disappointing and really takes away from what we were hoping was to be a great experience. To respond to RPH's response, I understand that humans can make errors but when your entire job is to inspect a property for damage or anything of the sort, it's pretty bad when you don't notice an entire ceiling full of MOLD spots. Please send someone as soon as possible to rectify these items.

Working with these people is near impossible. Every member of staff I've worked with has been rude or doesn't get back to me. I get interrupted on the phone frequently when trying to get a simple answer to a simple question. I called in the day before to get a simple answer regarding a 24-hour notice I received, and never ever got a call back. They dealt with me over email and didn't really assist me with any concerns. I have a dog and the reason I rent with a yard is for the dog. They're refencing and will not pro-rate my rent even though I will not have the same access to my yard. I cannot let my dog out in a yard that has no fence. I'm not sure why that's a complicated concept. I couldn't even get a simple "I understand your concerns and I'm sorry". God forbid their clients feel heard. My 24-hour notice was also incorrect. I was then informed they'd also need access to my yard for two additional days that were not listed on the 24-hour notice and I had to request a new one. I haven't even moved out yet and dealing with them is a mess. They've actually help me make my decision to buy a home in the next few years so I never have to deal with incompetent overpaid rude staff again. I am beyond angry and I don't even want a crappy reply to my review to back up why they feel they get to be rude and send incorrect notices.

The absolute worst rental company I have ever worked with. Had to fight and file a small claims lawsuit to get my deposit back. Check the Yelp reviews - plenty of other people with the same experience.
