Edit: My apartment was advertised as having central AC. Turns out the unit is from 1997 and needs to be fully replaced. It is mid summer and it could be weeks or a month until the AC until is fixed. One portable unit was provided in the interim but I had to install it myself and it doesn’t come close to cooling the entire unit. I asked for a second unit or a temporary reduction in rent and was denied. I regret signing a lease with this company and I do NOT recommend them to anyone looking for a new place to live. Just started my lease with this company and my move in was not great. As with my other experiences renting from a property management company, the answers you get depend on who in the office you talk to. They are hard to reach by phone and make it blatantly clear that they are only there to serve the interests of “The Owner”, not tenants/renters who pay them a handsome sum each month. Would I recommend this company to a property owner, sure, you’re interests will definitely be protected. Would I recommend this company to a fellow renter, probably not. I hope my experience moving forward is better, but so far all interactions with the stakeholders of this company have had mixed messages that leave a very bad taste in my mouth.

Do not rent from this company. I have never dealt with a more predatory business. I repainted the entire house unit I lived in at $50 a gallon paint they charged me $800 in “wear and tear” damages which also illegal in Oregon and hired their own contracting company “Pumpkin Ridge Home Repairs” to estimate the “damages” but it’s business license is registered to Darla Andrew’s of Rent Portland Homes Darla Andrew’s office. They charge a cleaning clause in The lease which is technically against Oregon tenant laws, where you must hire a professional company or rent a machine They will do anything to make it difficult to communicate as I had live open live wires in my garage that stuck out of the ceiling and walls for 14 months and were never fixed before I finally broke my lease and move. They will run you around because these issues are civil and are a ton of headache to deal with. Cost me well over $1000 more to move out than necessary.

They will increase your rent every year by the state max. It was so difficult to live in a rental of theirs, they would increase our rent 9.6% then the moment Oregon passed another rent increase of 14 % they immediately sent us a letter indicating our rent would be increased by that amount. How is this feasible, how can we sustain a constant increase like this? It’s company’s like this that are contributing to homelessness and not being able to afford to keep a roof over our heads. It’s shameful and it’s sad! Stay far away from this rental agency.

Darla Andrews and their team of californians raised rent by hundreds of dollars during the pandemic. they do not care about their tenants, they WILL allow the home owner to come to your property and do whatever they please with NO NOTICE. they WILL retaliate when you ask for repairs. the houses they rent out have MANY PROBLEMS, such as rats in the floor, mold in the walls and counters, poor insulation, water gushing through poorly renovated windows, water leaking and molding through the roof and ceiling tiles. most of the outlets are poorly wired, sometimes completely falling out of the wall when you unplug, often sparking and shorting even when using only a single device. do NOT rent from them, do not give them your money. they are a PARASITE on portland tenants.

*Read this if your deposit is being unfairly withheld!! It might help!* We did not have a good experience renting with this company. I have read quite a few reviews of people being scammed out of their security deposit and the same almost happened to us. What many people do not realize is that renters in Portland are protected extensively by law. We contacted a lawyer that is familiar with these cases and offered to take us on at no cost to us. If we did take them to court and had won, they would have been required to pay our legal fees as well as their own. I recommend going this route if you feel you are being treated unfairly. We tried to communicate with this company for months after moving out, only to be ignored multiple times. As soon as we sent notice that we would be moving forward with legal action, they sent us back the deposit that was rightfully ours. It is unfortunate that this company has been able to take advantage of so many renters in Portland because they think that they can just ignore them. However, in our case they violated multiple codes that could have awarded us $250 for each violation, had we taken them to court. This may be happening to you as well. The purpose of this review is to warn others if you are thinking about renting with them (as landlord or renter, as the lack of communication on their end with our landlord also caused preventable stressors on our relationship), AND to empower renters that are being taken advantage of. YOU HAVE RIGHTS and you don't have to give them up. Good luck! In addition- maintenance requests were often not handled in a timely manner. We were strong armed into signing a lease clause that only let us have two pieces of furniture on a beautiful, large porch. The company added an additional person to our lease without communicating it with our landlord, which caused her to be frustrated with us/them and us to feel less comfortable in our home. Often many emails and calls were needed to get a response. I just cannot recommend this company.

I don't recommend renting from them. I was really unhappy with the property we rented for a lot of reasons, but especially with being bothered excessively by the property owner. They didn't seem willing to do anything to deal with him and be the ones actually managing the property. We requested to end the lease early, which they agreed to, and are now charging us a break lease fee. I've rented from several places before and never had so many issues.

Just moved into a unit yesterday. Before I moved in I had a pleasant experience with Darla's office but now that we have moved in, nobody communicates with me. When I moved in I was told the unit would be clean. I toured 2 times and the cleaning was veery poorly done. Also, there are maintenance issue in my unit, that I was told would be completed before move in and they are still not completed. So far I am not happy about the services I have recieved nor my move in.

Please don't waste your time trying to get a hold of someone they say text or leave a message I've been in a cat and mouse frenzy with this lady about viewing a home. Then once she decides and feels like responding to you ! She hits me with she already has an approved application on the rental such communication is very limited and seems very unprofessional
