I wish I could give Rent Portland Homes and Darla five stars, but that I am forced to give them any star at all to write this review chaps my hide. I met with Darla at our property in NE Portland to find out more about their services since I've been managing our triplex for many years, and am ready to hand it over. I was very transparent and said up front that we are going to put the property up for sale in the spring. Darla said she would be fine with that, as long as we waited until the spring (which at that time would have been six or more months). I mentioned that I would get back to her in a few weeks as I had a family gathering to go to, and told her I'd come back with an answer when I returned. And I did...I called, emailed, texted Darla...and she completely GHOSTED me!! Couldn't even be courteous enough to text back "thank you, but I've changed my mind and am not interested". Darla was extremely unprofessional.

I wish can give this place 0 star! They’re very unfair. Moved out of This place and cleaned everything, every corner like, new like how it was before we moved in. We didn’t get our full deposit , only $432 instead of $1050 because the unit was not clean. I asked them what’s not clean in the unit. And these are the photos they sent me. Are you kidding me? A piece of hair in the drawer and a little bit of dust!! I am so mad at this company!!! What a ripoff! Took them 6 months before they put up a closet door in the bedroom and there was not hot water in the bathroom sink the whole time living in there and never got it fixed. The tenants that are living beside the unit are doing illegal stuff and there’s more than 5 people living in there and the place smells and looks like trash. It was just awful, we complained about it and staff didn’t do anything.

0/5 Terrible company. We were applying for house in this company, they took more than 2 weeks to call back, update us and finally say the answer, which is usually takes 3-5 business days and then they were telling that they were calling us and informing us. They just called only 2 times maximum informing us about progress and what we need and it was after 2 week after I submit application, other days we were calling almost everyday to know even a little information about our application, and they were not answering and calling back. We even went to office to them finally be serious about our application. As an family we were waiting for yes or no because time was short for us we signed move out application. We just throw our time and money to that company. Never been stressed out about waiting for answer more than in this case with this company. Jennifer was never even try to help us. She had a rude tone. The requirements were almost impossible. Run from this company PLEASE!!!! I’m glad that we withdraw our application. I assume if we’ve been approved there will be more problems as I already understand while I were screening. In my opinion they just want to get more money from you as a renter, they just saw you as an alive ATM with money. We were waiting too long and they knew that time for us was short and we could’ve just been left in hotel with kids instead of being in comfortable house with saved money, time and nerves.THE ONLY ONE THING THAT THEY WANT IS A MONEY. They will be polite and nice to you in the begging after you gave them money. That’s the finish line, after that they will rude and arrogant.

2nd edit: Moved out in 6/30 and got the pictures today 8/19. Apparently a few specks of cat hair, hard water, and wear and tear that was already there prior to moving in is what RPH considers dirty. These new 5 star reviews are from their own team or made up accounts. What a joke. UPDATE/response to Jeremy’s lie. On the day we moved out we thoroughly cleaned the apartment for over an hour. During the inspection with my fiancé, Jeremy had to JUMP to look at a cabinet we never used due to the height and said he saw crumbs. Never did we receive pictures of proof of what was left “dirty.” Nice try, Jeremy. This “company” is the most unprofessional people I’ve ever had to deal with, specifically Jeremy Hill. They ask renters to leave a positive review within the first week of moving in, how is that an accurate representation? When I requested an itemized cleaning receipt for the cleaning services they had done after I had moved out, I got a word document that could’ve been thrown together using a word doc and some clip art. They took $265 out of my security deposit to clean a 550 sq foot unit that was already left clean and in way better condition than when I had moved in. Jeremy Hill took several days and sometimes up to a week to respond to my emails questioning the charges with no clear explanation other than “You were charged for the cleaners time to clean the Unit. We would not be adjusting any charges.” and “$265.00 for a cleaning of a Unit this size is extremely reasonable whether you choose to believe so or not. Any issues that you may encounter during your occupancy are completely separate to that of a deduction from your deposit. Feel free to continue to contact us, but our assessment will not change.” “whether you choose to believe so or not” so professional. As for living at the property, within the first week, the owner came down because the garbage disposal button had gotten stuck. Her response? Jam a knife or fork to pop it back out and don’t get it wet… Fast forward a few months and the toilet seat cracks. It took weeks for it to get replaced, not by RPH but by the owner who again came to the property. A week after I move out, the owner is emailing me at 11pm asking if I’ve changed the codes to the unit which 1. not even possible on my end and 2. why is the owner contacting me rather than the rental company. Still waiting on a response to my email questioning the “itemized receipt” let’s see what bs answer they reply to this review.

Am very dissatisfied with their services as a landlord of multiple rental properties: 1)They were so eager to take over the my business from my old property manager that they didnt even care to get the security deposit transferred from the old property manager. Before lease transferred I was assured that they would take care of all the details including security deposit. Their accountant noticed it after 10 months and asked me to pay it out of my pocket- I instantly fired them for their incompetence. 2)Even though I am no longer a client they are sending out my email to random folks claiming I am their landlord and to contact me. This is a pure security issue. I would highly think twice before someone thinks of using their services.

I was very interested in renting a home from this company but consider myself quite lucky I didn't sign the lease. When I reviewed the lease they sent over, I quickly realized they are a company with only the owner in mind and their business model is to squeeze tenants for as much money as possible. Many of their terms were, in my opinion, punitive and predatory. When I responded to the lease offer, telling them the terms were unacceptable, I received a call asking what my specific concerns were. The representative, Jennifer, was somewhat condescending, saying that the contract can be confusing and she could answer any questions. (It wasn't confusing and I am quite familiar with rental contracts.) When I brought up my concerns, she ignored a number of them and outright lied about another. She said that professional carpet cleaning was required by law for tenants to pay since covid. When I researched it after the fact, I found not only was it definitely not a new law, but also an article on their own website, published Dec. 2021, contradicting what she said. Some of the predatory clauses, in addition to the carpet cleaning, were no in-window AC units, professional chimney cleaning required on move out, tenant is responsible for garbage, and the tenant is financially responsible for all outdoor plants (and landscaping costs to replace them with no exception for natural conditions like ice storms). Run away from this company as quickly as you can.

RPH is not a company that cares about residents, solely here to take your money. When moving out, you are expected to have a professional carpet cleaning done on your own dime. We had ours done 1 day before we left the home, however the company still charges us another $250 in carpet cleaning because we walked in the carpet afterward. Beyond the unpleasant move out experience, everyone we have spoken with in this company has been arrogant in tone. The 24 hour emergency line is a joke, do not expect an answer. If you do finally get through, do not expect any help. When I arrived in Portland, the company had taken the keys from our lock box without notifying us (even after I notified them of my arrival date). This forced me to find a hotel at 1am on my first day living with this company. If you can avoid leasing here, do so at all costs.

They'll be friendly and nice to you at the beginning. Once you sign a contract, they don't treat you the same way. Return phone calls seem to take extra long and similar types of neglect. They don't communicate with HOA's of their respective units they manage. So, BEWARE!!! RPH will NOT help you. Even though the management company should be responsible for communicating info, RPH will not assist you. They'll pretend to be nice if you talk to them, but don't expect any actual results if there's a dispute. Once they have your money, they will NOT help you. *edit* Jeremy, so you blatantly LIED to my face when you say you can't communicate with the HOA. This problem would never have come up if your company actually did it's job with communicating. Why even ask for my vehicle information in the first place? Your company has NO intention to provide this information to the owner or HOA. What actual responsibility does your company have? Through multiple phone calls on my own, I spoke with AMS which stated that I'm not even supposed to be contacting them. RPH is supposed to do it, or through the owner of the unit. So, unless RPH is willing to give me the contact info for the owner of the unit, or to talk to the HOA, which I ASKED YOU TO DO but you stated that you don't do anything of the sort. Your reply is either a LIE or you LIED to me in person. So, which is it?

PLEASE READ TO SAVE YOURSELF TIME, MONEY, and STRESS!!! This is the first review I’ve ever left for anything. This is also a burner account. Usually I am a very forgiving person but the management of this company is not only a mess but they DO NOT care about their tenants. To begin when me and my roommates first checked out our place it was nice without any major flaws, by the time we moved in there where giant paint swatches all over the walls that did not match the rest of the paint. The company did not let us know anything about that which should’ve been the first red flag. Half way into our lease we got mice, please keep in mind our home was spotless anyone including maintenance that came in always mentioned how clean it was. We quickly let management know of this issue to hopefully take care of it quickly. Instead it took almost 2 months of us nagging them to get someone to come down and check it out and they did the bare minimum in trying to fix the issue. Not only that but they tried to charge us for missing a maintenance appointment we weren’t told about. And to add to it they continuously tried blaming us for the mice, even after a maintenance person not only said it clearly wasn’t our fault but that the tenants next store had an ongoing mice problem for months before this even began. Intact we ended up fixing the issue ourself by buying traps and spending weeks catching and driving miles out to release the mice away from the home. We where forced to break the lease early because the mice had started destroying our personal property. And of course to top it off they nit only took our security deposit but an extra almost $2,000 in made up repairs for things we had evidence of not doing. Rightfully so we could’ve taken them to small claims court but we knew they’d have a stronger legal team than we could afford as well as us just being tired of dealing with them. Before any claims are made YES we where extremely cooperative the whole time and YES we always paid our bills including the lease break fee. So please please save yourself and NEVER trust these people. Side note one of the maintenance people that came to our home told us the communication he received from them was also poor and he did not like working for there company. So that in itself should tell you all you need to know.
