From producing high quality marketing material, arranging for the home report and thereafter providing viewing agents to “sell” the property to prospective buyers. Carole was my appointed sales negotiator, she was extremely professional and obviously had a wealth of experience. She was charming and approachable and communicated regularly with timely updates, guiding me through the process and making recommendations as required. The entire team worked together navigating through the different stages of the sale process which culminated in achieving in excess of my target sale value. I I first used Simpson & Marwick c. 6 years ago when I sold a property in the Scottish Borders. At that time I found them to be extremely efficient and quick to respond to phone calls and emails. When I eventually sold the property they achieved a sale price that far exceeded my expectations.
Fast forward 6 years and I'm about to put my flat on the market in Edinburgh.
I approached 6 Estate agents (Including Simpson & Market) to see if there was much difference in the selling costs and the marketing packages offered.
The quote from Simpson & Marwick wasn't the cheapest, but based on my previous experience and the way their representative spoke when visiting my property, I went ahead and engaged them again.
Once again, I found them extremely efficient. I was given a dedicated web page that showed exactly where they were in terms of pulling together the various elements of the sale - Home Report, Floor Plan. 3D tour, photos, brochure production etc.
At any time, I could see exactly how things were progressing.
When the property went live on the market, I could see how many people had viewed the page, downloaded the Home report, even how many times the virtual tour had been viewed.
As a side note, the company they used to do the virtual tour did an absolutely superb job in showing the flat at it's best, even coming back on a sunny day to shoot the outside of the property in the sunshine!
My property was on the market for 9 days, at which point we had enough notes of interest to go to a closing date.
To summarise, they may not be the cheapest estate agents in the city, but you get what you pay for with Simpson & Marwick: -
* They're very responsive and can get the property on the market quickly
* They provide a 2nd to none marketing platform and promotion assets
* Ultimately they realised a great selling price for my flat, beyond my expectations.
I wouldn't hesitate to use them again, easily worthy of a 5* Review!
