From day one, Hank Bailey had me convinced that he would find my wife and me the perfect house for us - and he delivered! His excellent negotiating skills landed us a beautiful home within our budget - a home we never would have seen without Hank driving the search. I had always heard that short sales were very unpleasant, and while this one was no walk in the park, Hank's guidance, professionalism and constant contact kept us assured the whole way. I am extremely pleased with our home buying experience and with Hank Bailey - as a professional and as an individual. He will always be highly recommended by me as well as my wife.

The very first time that my husband and I met with Hank, we were immediately impressed with his knowledge, insight and determination to get our family the perfect house. Throughout the entire process of searching and purchasing, Hank's daily emails and updates kept us confident that the process was moving along and he was working hard for us behind the scene. There were countless late night emails, phone calls and hours that our short sale required. Thankfully, Hank was the realltor for the job; he got everything accomplished in perfect timing. Mr. Bailey was an advocate and friend to the highest degree during my short sale process. It was obvious that he exerted great effort to help me get the most timely deal from a legitimate buyer. He was always specific in detailing the steps of the process and what information was needed from me. He mediated all communications to me whether from the seller or short sale attorneys, often clarifying language that was difficult to wade through. Whenever various hurdles presented themselves, at no time did Mr. Bailey fail to have a relentlessly positive and firm attitude that the short sale would get done. Even though a short sale can be an intimidating process, with Mr. Bailey's guidance we were able to accomplish a successful short sale.

Hank is the kind of Real Estate Professional everyone hopes to have working for them when buying a home. He provided me with every available listing that met my personal and financial needs. Once we found the home I wanted, he worked in my favor through the negotiation process making sure I was satisfied that I had received a fair deal. If you are looking for a realtor, you will not be able to find a better candidate. If you are looking for a short sale realtor experience is KEY. Hank is amazing. Many people claim to be knowledgeable in short sales. I am not sure anyone could understand this process better than Hank. My wife and I recently had to go through the painful decision to short sale. We did not know even how to start the process. I sent Hank an email, and his response time was amazing. His communication is unparallelled. He walked us through the process and knew every aspect. We even had two offers the next day after listing. We were under contract in the FIRST WEEK! Now, understand that the process does take some time, but the banks are off your back for the process. This is where Hank is KEY. He knows how to keep the buyers hanging on while the banks work through all of the legal mumbo jumbo. The one thing I know for sure is that without Hank we would not have been able to have the short sale and walk away from a huge mistake.

Prior to finding Hank, I was truly considering a strategic default. With an out of state work transfer, I was feeling hopeless that there was any way to gracefully extract myself from my house. Hank however, teaming with the ASAP program, helped me every step of the way, finding buyers (multiples after our first buyer got cold feet), negotiating contracts, working with the lenders, and getting us closed in the smoothest closing I've ever experienced. He's a true professional who put the needs of my family first and kept me buoyant by cheering me on every step of the way from start to successful close. I'm not sure how you truly show appreciation to a man who kept you out of foreclosure.

I am so thankful we found Hank! He was by far, the kindest and most communicative agent we interviewed. Hank listed our property in Hamilton Mill. Hank found some great comps and listed our house in the mid 300k's. Our house is not a short sale or foreclosure. Other agents we interviewed low balled the list price just to make a quick sale/commission and told us our desired list price was too high. Yet, Hank fought for us and the list price we desired! We received an offer very quickly at a price most other agents would consider top dollar $330K range. The problem was the buyer wanted us out in just 2 weeks which for our family was not doable. So, we turned down the offer. Then a neighbor decided to dump the price of their house by $20K which plummeted the value of everyone else's house around us including ours. The end result, we had to take our house off the market this week. We were averaging 2 showings per day for 2 months. Hank was busy! Hank provided feedback for every single listing, communicated housing market trends in the area weekly, and worked diligently to sell our beautiful home. The best thing about Hank is he is honest. He knows real estate and will always give honest feedback. He will not just tell you what you want to hear to appease you. He was not in it to make a quick buck, but to build a great reputation and he has with us! When we decide to re-list, Hank will be the agent we will use. He definitely has earned it! I would highly recommend working with Hank Bailey. When we first contacted Hank to list our house, we were about 3 weeks away from a foreclosure sale date. We met with him and he told us about all of our available options, some of which we did not even know we had.
Hank was so knowledgeable and professional throughout the short sale. He sent us status updates every week. Any time I needed to reach Hank, he was always available.

Here’s what we were hoping for in a realtor: responsive, knowledgeable, honest, hard-working, professional, friendly, ethical, and a zealous advocate for our interests.
That is EXACTLY what we got in Hank!
We were new to Athens, and after feeling less-than-comfortable with several realtors we met, we asked a friend for a referral. She gave us Hank’s name, and we closed today on an incredible home in Oconee County!
The home was in foreclosure, and Hank was a tremendous advocate for us throughout the process. He also helped us negotiate some unique amendments to the contract. Hank is extremely hard-working, unfailingly professional and somehow made us feel as if we were his only clients. After we found out that he actually had 18 homes in the process of closing, I can honestly say that I have no idea how he is able to be so responsive. But at any point that you email, text or call, you will receive a response almost immediately.
Hank is a true professional. You won’t be disappointed!

Since this was the first time my husband and I had sold a home, we decided to meet with more than one realtor. The meeting with the first realtor was very disappointing. He wanted us to list our home for a ridiculously low price ( over $20,000 less than what we listed and sold it for) and told us 100% of sellers pay closing cost now days. Our next appointment was with Hank. It was a completely different meeting. Hank walked through our entire home and took our recent upgrades and decor into consideration. He suggested a very fair listing price that we both felt comfortable with. Obviously we chose Hank for numerous reasons.. we went to contract in 2 short months for just under asking price. From start to finish the process took less than 3 1/2 months...and we paid 0 in closing cost.
Hank never gave us false hope or told us anything he couldn't deliver. He worked very hard to get our home sold for us as quickly as he did so our family could be together again! . He is very diligent about returning phone calls, texts, emails etc... which was important to us. He told us from day one that he wasn't just trying to make a sale, he was trying to build a business...and that exactly what he does. Throughout the entire process, we felt like Hank was looking out for our best interest and not just trying to make a sale. He has actually followed up with both my husband and I since closing to make sure all is good...now that's impressive!!! I would highly recommend Hank Bailey!!!!!

Hank takes the time to get to know his clients and their needs. In my case he looked at every square inch of our home and highlighted the work we had put into it. He was very knowledgable of the surrounding market and offered realistic advice and guidence all the way through closing. He delivers several activity reports showing real time updates that were very informative and re-assuring while our home was on the market. His marketing procedures are second to none. Hank was amazing! I never knew buying a house could be so involved, but Hank was there the whole way leading and guiding us. In the end, we found and bought the house of our dreams! That pretty much describes where my former wife and I were before calling Hank. We were upside down in our mortgage, recently divorced and had to dissolve the marital property quickly. I called Hank based on online reviews from his previous customers - and I'm glad I did. Hank Bailey called the same day I requested a consult, came to our home to better understand our situation and walked us through the process of a short sale. Since this was the 1st house we'd ever bought, it was also our first sale.
Hank and his team found several interested buyers very quickly, and in just over two months from contacting his office, we have closed on the short sale. WOW! I must say that Hank is one of the best in the business, definitely in the Atlanta metro, when it comes to real estate. He was everything I looked for in a realtor. He was very knowledgeable of real estate, the local area, and very responsive to any questions that I had. He honestly made my short sale process seem quite painless. He took the time to explain anything I asked him (typically within minutes) and he was always there when I needed him.
